About Our Client

I have partnered with a leading health clinic who are looking to appoint a property manager for their UK portfolio.

Head office is Birmingham and they would ideally like a candidate Midlands based although if you live just outside and have a good commute into Birmingham for meetings, that will work.

The portfolio is all UK based with the building all operating the same style health clinic services.

Job Description

  • The role purpose is to manage a large property estate across the whole group comprising 3 office locations and c70 clinic locations across the UK.
  • In conjunction with the CFO, the Executive Committee and Group Operations Director and team, agree, set and implement an agreed strategy for the property estate that includes all clinics and office locations.
  • Identify any areas of opportunity to improve the efficiency of all properties in line with the company's ESG agenda.
  • Responsibility for legal compliance, H&A for property, building & structural integrity, approval of contractors, capex forecast, project scoping,
  • Liaison with solicitors, agents, landlords
  • Lead, shape and drive the delivery of the cost management processes in relation to the property estate, including managing the setup, on boarding and commercial agreement for all contractors and consultants across the property function.
  • In conjunction with the appointed advisor, lead on lease renewals and rent negotiations.
  • Manage the Capex budget and allocate in line with the priorities agreed with the operations team
  • To work closely with the Group Operations Director to ensure all appropriate property related actions are implemented before opening or take-over of new sites into the business.
  • Ensure any location closure is planned to reduce operational impact and all fixtures and fittings are removed and re-used were appropriate, stored or sold.
  • Monitor lease renewal dates and negotiate new contract arrangements when needed.
  • Arrange sub-let contracts when premises are vacated early.
  • Plan and manage clinic and office refurbishment projects to ensure budgets are adhered to whilst maintaining company standards.
  • Manage supplier relations and negotiating contracts, prices, timelines, for company consumables.

FM - If they have the rent & renewals background The key to being successful in this role is to understand the varied projects. You can be discussing rent & delpas in the morning and dealing with contractors on CAPEX projects in the afternoon.

The client is comfortable with background as long as your experience covers the bases.
